OLIVER & ASSOCIATES is a value resource for private residential builders, developers, and land owners. For more than ten years O&A’s president served as Vice President of Planning and Processing for one of California's premier developers.  With a wide range of experiences from land acquisition and planning to construction, Oliver and Associates is a one-stop shopping experience when you need help with your development and construction projects.

Today the company is supported by an array of highly qualified and accomplished sub-contractors who are:

  • Engineers; including geotechnical civil and structural. 

  • Architects, landscape architects and graphic designers

  •  Construction workers, electricians, and plumbers

ACQUISITION SUPPORT AND DUE DILIGENCE

In land development the most critical analysis that must not be ignored is up front due diligence.  It is the information gathered during this process that allows the decision maker to reach an immediate conclusion as to the viability of a potential land development project.  Oliver & Associates has conducted hundreds of these studies for major development companies saving countless of man hours for these firms and while providing them with factual data to assess the risk or reward of specific projects.  Due Diligence is a way to determine the feasibility of a particular project without having the exposure of major financial investment.  The Due Diligence process includes:

  • Site evaluation to identify opportunities and constraints.

  • Zoning evaluation and density calculations. 

  • Environmental review to assess potential impacts and possible mitigation.

  • Developing the preliminary concept phase for economic assumptions.

  • Preparing land use feasibility studies with optional concepts.

  • Developing the initial schematic design and site plans.

  • Preparing the preliminary tract map for economic evaluation.

  • Preparation of engineering documents required to support the development plan such as soils testing, drainage calculations, traffic studies and mitigation plans, grading plans, storm water management plans, erosion control plans, landscape and lighting plans.

  • Preparation of the environmental documents to support the final development plan.

  • Preparation of the Tentative Tract Map for submittal.

 

LAND ENTITLEMENT AND THE CONSTRUCTION PERMIT PROCESS

Regardless of whether your project is large or small, residential or commercial, most times you will need approvals and permits   before you can begin construction.  Oliver and Associates specializes in managing the very complex approval processes for politically and environmentally sensitive subdivisions tract maps as well as fairly simple approvals for a single family home remodeling.  Projects as simple as parking lots or driveways can sometimes require specialized processing expertise in order to get the necessary approvals and permits from city or county officials.

ARCHITECTURAL DESIGN

Whether commercial or residential, our in-house architectural design division allows Oliver and Associates to personally assist our clients in creating the "building of their dreams".  With our design experience and expertise we help our clients create a building that meets your unique and individual needs and wishes. For remodels and additions we ensure that the design respects the character and architecture of your existing building.

Every project starts with a no-cost consultation. Whether you know a lot or a little about what you want to do, we'll help you decide what your next steps should be. And you don't need to wait until you're ready to start before contacting us, either - even if your project is still in the concept stage, we can help you develop your plan with a long-term schedule.

Your project gets underway with Pre-Design - we'll discuss your needs, budget, and timeframe.
We'll also examine your site in detail and prepare an analysis showing all of the important features that can impact the design of your project.

The Preliminary Design Phase is when sketches and ideas begin appearing on paper and you start seeing the project take shape. But we don't work alone; your constant involvement in the design process is essential. We'll go back and forth a few times, until we arrive at a design we all like, and a preliminary construction cost that's within your budget range.

Oliver and Associates personally takes your design to a greater level of detail by assisting you with interior design details such as flooring, cabinets, countertops, lighting and many other interior design choices. With these more detailed drawings and specifications in hand, we'll be able to give you an accurate projection of the construction cost and also ensure that we get accurate, competitive prices from our sub-contractors and material suppliers.

CONSTRUCTION/CONSTRUCTION MANAGEMENT/PROJECT MANAGEMENT

Construction begins once we've submitted your plans to the city building department and received the proper building approvals and permits. During construction, Oliver and Associates is on site daily as your Project Manager, managing the construction crew, monitoring workmanship, schedule, and cost and generally helping to assure that the project is built as designed.  Clients receive comprehensive weekly statements detailing all construction expenditures.

PROPERTY MANAGEMENT

Through our Property Management services, Oliver and Associates can help you maximize your real estate investment return. We handle the headaches of managing property, allowing you to enjoy the rewards of owning investment property.

We will market and advertise your property locally, and out to millions over the Web. We screen thoroughly and help you select quality tenants. We deal directly with tenants – negotiating and preparing leases, coordinating maintenance and collecting rent.

We survey your property before, during and after tenant occupancy. We coordinate maintenance and repair of the property, most times using our in-house construction crew. We also have strong working relationships with vendors and repairmen. You will receive comprehensive monthly statements, year-end income and expense statement, and a 1099.

Our office is local, so we can visit your property quickly when needed.  We also monitor market condition to insure that you receive competitive rental rates.
